Estell Manor, New Jersey

Estell Manor is one of Atlantic County's most rural municipalities: a low-density city of pine forest, country roads, historic sites and outdoor recreation spread across more than 53 square miles.

The community's identity is closely tied to Estell Manor Park, the Estell family, early glassmaking, World War I industry and the remarkable 1925 election of Rebecca Estell Bourgeois Winston, who became the first woman to serve as a mayor in New Jersey.

About Estell Manor

Estell Manor sits in southern Atlantic County between the Mays Landing area, Weymouth Township, Corbin City and the Cumberland County line. Its municipal name says “city,” but its everyday character is decidedly rural: wooded homesites, farms and service businesses, campground communities and large protected or recreational landscapes.

Small City Charm in the Pines

The city's own slogan fits the landscape. Roads thread through pine forest and wetlands rather than a dense downtown or suburban commercial district.

A very large footprint

With roughly 53.4 square miles of land and fewer than 1,700 residents in the 2020 Census, Estell Manor has one of the lowest-density municipal patterns in Atlantic County.

Pinelands influence

A substantial share of the municipality lies within the New Jersey Pinelands Area, making land-use, wetlands, water and environmental review especially important for property owners and developers.

One page, intentionally: Estell Manor's strongest NJTGO guide is a single deep community page. The city has exceptional outdoor and historical material, but its local restaurant, job and retail base is too small to justify separate thin directories.

History & heritage

Estell Manor was incorporated on March 14, 1925 from portions of Weymouth Township. The municipality takes its name from the Estell family, whose South Jersey holdings and industries shaped the area long before incorporation.

Rebecca Estell Bourgeois Winston

In 1925, Winston became Estell Manor's first mayor and the first woman to serve as mayor in New Jersey. Her former home, the 1832 Daniel Estell House, is now the Atlantic County Veterans Museum.

Estellville Glassworks

Glass was produced here from 1825 to 1877. Stabilized furnace and building remains inside Estell Manor Park help visitors understand one of South Jersey's important early industrial sites.

Bethlehem Loading Company

During World War I, a large munitions-loading complex operated in what is now county parkland. Forest has reclaimed much of the property, but historic traces remain along park trails.

Estell Manor Park & the outdoors

Estell Manor Park is the community's defining public destination and one of Atlantic County's major outdoor recreation areas. The county lists 1,714 acres and about 27 miles of trails through pine forest, wetlands and historic industrial landscapes.

Trails

Hiking, walking, jogging, mountain biking and equestrian riding are supported on a large network of dirt, sand and historic rail-bed routes.

Water access

Boating, canoeing, fishing and a boat ramp provide access to the Great Egg Harbor River/South River environment.

Family recreation

Picnic areas, pavilions, playgrounds and athletic facilities make the park useful for both casual outings and group gatherings.

Wildlife & seasons

Birding, nature observation, cross-country skiing and permitted hunting add year-round variety in a landscape that has largely returned to forest.

Warren E. Fox Nature Center

The Nature Center is Atlantic County's environmental-education headquarters, with exhibits, maps, brochures, park information and restrooms. The county lists daily hours of 8 a.m.–4 p.m. at 109 Boulevard Route 50.

Food & Drink

Estell Manor has an extremely small in-city food-and-drink scene. Rather than padding the guide with nearby restaurants from other municipalities, NJTGO keeps this section local.

Grannys Gourmet Korn

Family-owned gourmet popcorn producer and shop offering kettle corn, flavored popcorn, gift products and fundraising options.

Popcorn & Specialty Food · 131 Cumberland Avenue
GF / DF review: NJTGO did not assign a Gluten-Free (GF) or Dairy-Free (DF) badge during the September 2026 review because current official product information did not clearly support a broad dietary claim across flavors. Ingredients can vary. Customers with celiac disease, food allergies or dairy restrictions should review the current label and ask about ingredients and cross-contact before purchasing.

For a broader restaurant selection, residents and visitors typically look to Mays Landing/Hamilton Township, Weymouth/Dorothy, Buena Vista and other nearby communities.

Education

Estell Manor operates a small, single-school public district for younger students and uses a sending arrangement for high school.

Estell Manor Elementary School

The district's one school serves grades Pre-K through 8 at 128 Cape May Avenue. The 2025–26 Atlantic County school directory lists district enrollment at 210 students.

Real Estate & property considerations

Estell Manor is a specialized rural real-estate market rather than a conventional suburban one. Small transaction counts can make portal medians jump sharply, so NJTGO emphasizes parcel-specific due diligence instead of presenting a potentially misleading headline home price.

Large rural parcels

Wooded lots, acreage and low-density residential properties are a major part of the city's appeal, but access and development conditions vary substantially.

Pinelands & wetlands

Before building, clearing or changing use, verify city zoning plus any Pinelands, wetlands, flood-zone and environmental approvals that may affect the parcel.

Well & septic

Many rural properties rely on private systems. Buyers should confirm permits, condition, water testing and replacement feasibility rather than assuming public utilities.

Seasonal campground property

Some Estell Manor addresses are within campground or recreational communities where ownership, occupancy periods, fees and association rules differ from standard housing.

Before buying: verify municipal tax records, permitted use, survey and boundaries, road access, flood and wetlands conditions, septic/well systems, insurance, deed restrictions, campground or association rules, and any Pinelands approvals. NJTGO provides community orientation, not brokerage, appraisal, engineering or legal advice.

Visiting & lodging

Estell Manor is best experienced as an outdoor and history destination. The city does not have a conventional hotel district, but it has several campground options and easy access to lodging in the Mays Landing area.

Robert L. Frolow Atlantic County Veterans Museum

Located in the historic 1832 Daniel Estell House near the park entrance, the museum interprets Atlantic County military service from the Revolutionary era through modern conflicts. Current county hours are Thursday–Saturday, 10 a.m.–4 p.m.
