Real Estate
Fairfield combines established suburban neighborhoods with one of West Essex's largest concentrations of commercial, office, warehouse and light-industrial property. Current township planning also includes multifamily, mixed-use and residential overlay zones that are shaping selected areas of future development.
Fairfield Real Estate Overview
Fairfield's land-use pattern is unusually diverse for a township with a relatively small residential population. Detached-home neighborhoods occupy much of the residential landscape, while Route 46 and the township's business districts contain office, retail, warehouse, distribution and light-industrial properties.

Fairfield's established residential areas are primarily suburban in character, with detached homes, local streets, schools and recreation separated in many places from the township's heavier commercial corridors.
Single-family neighborhoods form the traditional residential core of Fairfield and account for much of its community character.
Selected areas include or permit multifamily and attached residential development through overlay zoning and mixed-use planning.
Interstate 80, Route 46 and nearby regional highways make Fairfield practical for residents whose jobs are spread across northern New Jersey.
Commercial & Industrial Real Estate
Commercial property is a major part of Fairfield's identity and tax base. Route 46 and surrounding employment districts contain retail, offices, hotels, service businesses, warehouses, manufacturing facilities and distribution operations.
Highway-oriented retail, service, hospitality and office properties line one of Fairfield's most important business corridors.
Fairfield Road, Kingsbridge Road and neighboring business areas contain office parks and professional-service properties.
Commerce Road, Clinton Road, Daniel Road and other employment streets support logistics, production, distribution and industrial users.
Development, Zoning & Housing Planning
Fairfield is actively updating its housing and zoning framework. In 2026 the township reviewed and adopted changes involving its Multifamily Dwelling Overlay, Mixed Use Overlay and Residential Zone Overlay areas as part of its housing and fair-share planning.
Allows multifamily development on designated parcels under township standards and affordable-housing requirements.
Provides mixed-use development options in selected areas while attempting to maintain compatibility with Fairfield's existing commercial base.
Provides residential-development options on designated properties, with density and site standards established by township ordinance.
Flood, Tax & Property Due Diligence
Fairfield includes low-lying areas near the Passaic River and other waterways, so flood status can be especially important when evaluating residential or commercial property.
The township provides interactive flood and tax maps and makes FEMA Flood Insurance Rate Maps and NJDEP flood-hazard information available through municipal resources.
The Tax Assessor maintains property assessment information and tax maps. The latest rate currently posted by the township is the 2025 rate of 2.081 per $100 of assessed valuation.
Prospective buyers, tenants and developers should verify current zoning, overlays, permitted uses, variances and development approvals for the specific parcel.
Fairfield Real Estate Directory
The following names were contained in the legacy NJTGO Fairfield Real Estate directory. They are preserved so the refresh does not erase prior directory coverage. Because the source page is old and did not contain active property listings, the current operating status and contact information of each entry should be verified before NJTGO adds updated details.
