The main barrier-island community sits along Route 35 between the Atlantic Ocean and Barnegat Bay. Homes range from smaller traditional beach cottages to elevated and rebuilt shore houses. Distance to the ocean, Route 35, bay access and private beach privileges can all affect the experience of a particular property.
Chadwick Beach Real Estate
Buying in Chadwick means understanding two related but very different shore settings. Chadwick Beach offers classic barrier-island cottages and ocean access, while Chadwick Beach Island adds lagoon-front and bayfront homes, docks, bulkheads and the responsibilities that come with waterfront ownership.
Understanding Chadwick Real Estate
Chadwick is part of Toms River Township's northern barrier-island area. Many properties use a Lavallette mailing address, but buyers should evaluate them under Toms River Township records, regulations and services.
The market includes traditional shore cottages, rebuilt and elevated homes, seasonal rentals, ocean-oriented properties and a significant concentration of waterfront homes on Chadwick Beach Island. Because of the coastal setting, property condition, flood exposure, insurance, association obligations and access issues can be just as important as square footage or bedroom count.
Chadwick Beach vs. Chadwick Beach Island
The island is reached from Strickland Boulevard and is strongly defined by Barnegat Bay. Lagoon-front and bayfront lots may include docks, bulkheads and direct boating access. Buyers should evaluate marine improvements and flood exposure in addition to the house itself.
Types of Chadwick Property
Smaller beach houses remain part of Chadwick's identity and may appeal to buyers seeking a traditional Jersey Shore property rather than a large new-build home.
Many coastal properties have been substantially improved, elevated or rebuilt. Buyers should verify permits, elevation documentation and approvals for major work.
Properties on the barrier peninsula can emphasize beach proximity and private beach access. Confirm badge rights, association requirements and any dune or coastal-development limitations.
Chadwick Beach Island contains homes on protected lagoons where docks and boat access may be major features. Water depth, dock condition and bulkhead responsibility deserve careful review.
Direct Barnegat Bay properties can offer broad views and immediate water access while also bringing greater exposure to wind, waves, flooding and saltwater conditions.
Chadwick has a long shore-rental tradition. Owners considering rental income should evaluate Township inspection rules, association requirements, insurance and realistic seasonal expenses.

Chadwick Beach Island Bridge & Real Estate
The Strickland Boulevard bridge is the only vehicular connection between Chadwick Beach Island and the main barrier peninsula. Ocean County, working with the NJTPA and NJDOT, is currently advancing a replacement project for the existing bridge.
Final Design and right-of-way acquisition are scheduled for 2026 through 2028. The project website currently identifies fall 2028 as the beginning of construction and states that no lane closings are planned during summer months.
A future bridge replacement is not automatically a positive or negative for an individual property, but it is a material neighborhood infrastructure project. Island buyers and sellers should review the current project drawings, construction schedule, traffic plans and any right-of-way information relevant to the specific parcel.
