Montville

Established residential neighborhoods surround Main Road, Changebridge Road, schools, municipal facilities and local commercial corridors. Housing ranges from older homes to newer subdivisions, townhouses and larger-lot properties.

Pine Brook

Towaco

Montville uses multiple residential, business, office, affordable-housing and Towaco Center zoning districts. Township Land Use handles zoning permits for new construction, additions, accessory structures, new tenants and other regulated work.

Selling, refinancing & resale inspections

Montville's resale process is simpler than in some municipalities, but sellers still need to resolve permits and complete required life-safety steps.

No new CO solely for resale

The Township states that a new Certificate of Occupancy is not required simply because a residential or commercial property is refinanced or changes ownership, provided there is no change in use.

Smoke & CO inspection

Residential transfers require the state-mandated smoke detector and carbon-monoxide alarm inspection through the appropriate local Fire Prevention Bureau.

Check open permits early

Open permits can delay a transaction. Sellers should review permit status before the closing schedule becomes tight.

Water, sewer & property systems

Montville Township operates municipal water and sanitary sewer systems, but buyers should still verify the actual services and connections for the specific property rather than assume uniform conditions throughout the Township.

Municipal water

The Township Water & Sewer Department maintains and bills the municipal water system and publishes annual water-quality information.

Municipal sanitary sewer

Montville maintains an extensive sanitary-sewer network that carries wastewater to the Parsippany treatment system.

Private-system history

Township records note that sewer growth has included properties connecting after older septic fields became obsolete. Confirm the present system for the parcel under consideration.

Sump pumps cannot discharge into the sanitary sewer. Township guidance prohibits storm water, groundwater and basement sump-pump discharge into the sanitary-sewer system.

Property taxes & assessment
