Real Estate & Housing
Chatham Borough and Chatham Township share a school district, ZIP code and community identity, but they are two separate real-estate markets with different housing patterns, lot sizes, municipal rules, tax offices and sale requirements.
The Borough offers a more compact, walkable commuter-town setting centered on Main Street and the NJ TRANSIT station. The Township is larger, more residential and more varied in terrain, with larger-lot neighborhoods, townhouse and condominium communities, Green Village and properties near the Great Swamp.

2026 Market Snapshot: Borough vs. Township
Because the two municipalities differ meaningfully, NJTGO keeps current market statistics separate. The figures below come from different market-data providers and are labeled by date and source methodology rather than blended together.
Chatham Borough
Compact commuter-market housing with very strong demand and limited inventory.
Chatham Township
Higher-price, larger-property market with wider variation in home type and lot size.
Market statistics can move sharply in the Chathams because monthly sales volume is relatively small and high-value properties can materially change median prices. Always use recent comparable sales for the specific municipality, neighborhood, property type and condition.
How the Housing Differs
Chatham Borough
- Older single-family homes close to Main Street and the train station
- Colonial, Cape Cod, Tudor and other established suburban housing styles
- Smaller lots and a more compact street pattern in many neighborhoods
- Townhomes, condominiums, apartments and multi-family housing in selected areas
- Walkability to downtown, schools, library and rail is a major location factor
- Historic-district and older-home due diligence can matter for renovations
Chatham Township
- Larger-lot single-family neighborhoods and more varied terrain
- Postwar subdivisions, expanded homes and newer custom construction
- Wooded properties, wetlands, slopes and Great Swamp watershed considerations
- Townhouse and condominium communities such as Chatham Glen-area developments
- Green Village and more rural-feeling sections of the Township
- Septic systems are present on some properties, requiring additional due diligence
Major 2026 Issue: Chatham Township Revaluation
The Township Tax Assessor states that the revaluation has a completion deadline of September 30, 2026, with the new assessed values scheduled to take effect for the 2027 tax year. Property owners and buyers should not assume that a current assessment will remain the same in 2027.

The current Borough Residential CCO application covers one- and two-family resale and rental. All open permits must be closed and utilities must be current before the inspection can be completed. The Borough advises allowing approximately three weeks after a complete application is submitted.

Chatham Township's sale process differs from the Borough's. Owners should verify all requirements that apply to the specific property well before closing.

The Borough requires a landlord registration certification with the Residential CCO application for rental occupancy. Current requirements also reference liability insurance and New Jersey lead-safe certification requirements for applicable rental properties.
Borough FormsChatham Township
The Township maintains a landlord registration form for qualifying one-dwelling-unit rentals and two-dwelling-unit non-owner-occupied premises under New Jersey law. Fire-safety certification also applies before lease/rent for covered one- and two-family dwellings.
Township Landlord FormsNew Jersey's lead-safe rental-inspection rules can apply to pre-1978 rental housing depending on statutory exemptions and inspection history. Landlords should use current municipal and state requirements rather than relying on an older lease or certificate.
